Job Summary:

The Manager, Land Lease manages relationships with Union Pacific and third-party customers and administers the new development process. This role is responsible for licensing new sign locations and systematically improving the development process between Union Pacific and sign operators to increase opportunities.

Job Responsibilities

  • Manages, operates, and licenses existing signs on a systemwide platform in alignment with the Union Pacific management agreement.
  • Creates and maintains relationships with current third-party OOH companies or those seeking to have signs on Union Pacific property.
  • Negotiates base annual rents (MAG) and percentage rents with third party customers on behalf of Union Pacific.
  • Develops new signs for CCO and third parties on Union Pacific property.
  • Looks for digital upgrade opportunities on UP ROW for existing signs.
  • Conducts field audits to verify license compliance and identify any unlicensed signs.
  • Addresses and resolves conflicts between licensee, Union Pacific and/or government entities.
  • Partners with IT on system developments to improve land lease reporting and tools.
  • Coordinates with Markets on new rents for OFM locations due to obstructions, economic issues, etc.
  • Acts as liaison between Markets and OFM in addressing any issues.
  • Manages rate increases and renewals on existing in-house antenna licenses.
  • Manages, trains, develops, and coaches the Land Lease Coordinator.
  • Other duties as assigned.

Job Qualifications

Education and Certifications

  • Bachelor's degree preferred, or equivalent combination of education, training, experience, or military experience.

Work Experience

  • Minimum five (5) years in related real estate portfolio/client management.
  • OOH experience preferred.

Skills

  • Proficient in all Microsoft applications (i.e., Word, Excel, Outlook, and PowerPoint).
  • Understanding of the finance function as it relates to real estate.
  • Experience working with large publicly traded clients for private real estate investment organizations.
  • Knowledge of sign development.

  • Employee must have the ability to sit and/or stand at a desk for a minimum of eight (8) hours a day and complete tasks requiring repetitive use of hands.
  • Employee must have the ability to lift and move items up to 15 pounds.
  • Employee must have the ability to see written documents and computer screens, and to adjust focus.
  • This job is performed in a temperature-controlled office environment.

Other Requirements

  • Able to travel outside of the office 20% of the time for client meetings, corporate meetings, and industry events.
  • Access to a reliable vehicle and possess a valid driver's license.
