PURPOSE: Perform preventative maintenance, and service on HVAC mechanical and related equipment. To perform testing, maintenance and repairs to MOA building systems and life safety equipment. ESSENTIAL DUTIES AND RESPONSIBILITES:
- Perform preventative maintenance and repairs on all MOA and Park HVAC equipment.
- Perform testing, repairs and calibrations on all MOA Building Systems equipment.
- Utilize Andover Building Management (BMS) to monitor and adjust temperature set points to maintain building temperatures.
- Respond to emergency calls concerning life and fire safety, fire sprinkler system, water, gas and with the ability to locate the affected equipment.
- Collect information on water and natural gas usage by property and tenants.
- Ensure the overall safety of the immediate work area as well as surroundings.
- Provide outstanding internal and external guest service.
- Assist mall tenants with concerns of equipment operation and space temperature.
- Perform other duties as assigned including assisting other departments as needed.

PREFERRED SKILLS, KNOWLEDGE AND ABILITIES:
- Trade school or Vocational/Technical Certificate in areas of commercial, industrial, refrigeration, air conditioning service and operation. Training should include extensive knowledge of electrical troubleshooting of control systems and components.
- Certification in refrigerant recovery.
- Educational background in HVAC system operation, with knowledge of air systems and components.
- Minimum of three years field experience.
- Ability to install, monitor, and maintain HVAC Lighting and System Controls and equipment.
- Basic understanding of building life and safety systems operation.
- Electrical component and circuit troubleshooting skills.
- Good communication skills and the ability to consult with tenants.
REQUIRED SKILLS, KNOWLEDGE AND ABILITIES:
- Must be at least 18 years of age.
- Working knowledge of the safe handling and operation of tools, equipment and materials used in maintenance and repairs.
- High school education or equivalent.
- Ability to work rotating shifts, including nights, weekends and holidays.

Starting Pay: $19.72 - $24.65
