Job Description

As the Marketing Specialist - Student Housing, you'llhave a bigmission-to strategize, craft, and deliver marketing strategies that drive lead generation for a growing student housing portfolio. You'll take the lead on equipping teams to effectively utilize marketing plans, including campaign goals, messaging, and promotions across channels to help communities meet their leasing goals. In this role, you'll bring our "living here means living more" promise to life through compelling, inspiring, and informative leasing & marketing efforts. You bring to the table hands-on experience in student housing leasing and marketing, which helps you navigate seasonal shifts and priorities.

You are a natural promoter, with an instinct for creating interest through carefully crafted marketing campaigns. You are up-to-speed with the latest digital marketing techniques and aren't afraid to try something new. You have a need for numbers and understand how to test and tweak campaigns based on KPIs.

Essential Job Functions:



  • As a Subject Matter Expert (SME), work behind the scenes to bridge the gap between demand generation, prospect nurturing, and resident engagement to deliver streamlined marketing strategies across an entire portfolio.
  • Work with student housing marketing and onsite teams to execute portfolio-wide marketing programs and campaigns.
  • Provide enablement resources, recommendations, and support, including in-person and virtual training, to assist onsite teams with deploying marketing strategies.
  • Create marketing assets and content to support property marketing programs across multiple channels.
  • Implement leasing and marketing strategies across different channels including lease-ups, rebrands, and stabilized assets.
  • Provide ongoing updates to Marketing, Operations, and Regional team members about community performance and suggested areas of improvement to ensure continued leasing success.



Minimum Qualifications/Skills:




  • 2+ years of hands-on marketing experience. As a jack-of-all-marketing-trades, you understand the tactical side of marketing and how a wide variety of marketing tasks are completed within their respective systems.
  • 1+ years in a role where project management was paramount. You are comfortable with task management, meeting deadlines, understanding dependencies, and organizing project plans through to completion. Bonus points if you've used tools such as Asana, Monday, Wrike, and/or Trello.
  • Experience using Entrata to manage leads, marketing communications/ campaigns, and measure performance.
  • Knack for relationship building and gaining buy-in from onsite team members. You enjoy collaborating with a team and accomplishing big things together.
  • Familiarity with real estate, multifamily operations (prefer student housing), and equities and investments is ideal, but not a deal breaker. We're great teachers.
  • Balancing competing priorities is your forte', and you have excellent judgement and quick decision-making skills.
  • Comfortable managing requests and follow-ups directly with our trusted marketing vendors.
  • Next level written and verbal communication. You love keeping your customers informed of progress.
  • Familiarity with modern graphic design systems and tools.
  • You are comfortable with your work being request-driven and thrive in an environment where each day could bring something different to the queue.
  • Happily autonomous with healthy communication skills. You love to work your project plans independently, and you keep everyone in your sphere informed of your progress.



Work Schedule: 8am-5pm, Monday-Friday, or as needed to meet business needs.

This job generally operates in a professional office environment, but may also occasionally operate in an outdoor environment. While performing the duties of this job, employees must be able to remain in a stationary position for long periods of time, occasionally move about the office, constantly operate a computer and other office equipment, communicate regularly and effectively with others, both written and verbally, and may occasionally lift up to 30 pounds.

This position requires close visual acuity to perform an activity such as preparing and analyzing data and figures, viewing a computer terminal, and extensive reading.

The ability and means to travel locally, overnight, in specific regions or states via automobile and airplane may be required.
