Gorman & Company is seeking a strategic and experienced Director of Property Management to lead operations across our Colorado affordable housing portfolio. We're looking for a seasoned leader with deep knowledge of the Colorado market, experience with turning properties around, and a strong track record in affordable housing compliance and operations.

What You'll Do:
- Oversee physical, financial, and compliance performance for a regional portfolio of affordable housing assets.
- Support and guide Regional Property Managers, on-site teams, and cross-functional partners (Compliance, Asset Management, Facilities, etc.).
- Collaborate with Resident Services, investors, and public agency partners to ensure strong performance and lasting impact.
- Lead financial planning and reporting: budgets, forecasts, and monthly reviews.
- Improve key performance indicators (occupancy, A/R, A/P, bad debt, etc.) through data-driven decision-making.
- Mentor and grow your teams - implementing SOPs, training, and leadership development.
- Conduct regular property visits to ensure team engagement, compliance, and operational excellence.
- Act as a cultural ambassador - building trust, accountability, and alignment with Gorman's mission.
What We're Looking For:
- 10+ years of progressive leadership in property management as a VP/Director overseeing a team of Regional Property Managers.
- Strong experience with LIHTC, Section 8, and Public Housing programs is required.
- Proven track record of turning around underperforming or distressed assets.
- Solid knowledge of Colorado's affordable housing landscape and regulatory environment. Local to Colorado with ability to be on-site.
- Bachelor's Degree required.
- Strong communication, financial acumen, and team development skills.
- Valid driver's license and ability to travel across the state (overnight travel required).
Preferred:
- Experience using RealPage OneSite.
- Experience working with service-enriched housing models.
- Bilingual skills a plus.
