Maintenance Mechanic Lead

Position Description

This position is only open to current incumbents on the OMEE VII, Ft. Stewart, GA location.

Performs and oversees a variety of general maintenance and repair tasks throughout the healthcare campus to ensure a safe, functional, and comfortable environment for patients, staff, and visitors. Works under the general supervision of a maintenance supervisor or lead technician, assisting with routine upkeep of building systems and equipment.

RESPONSIBILITIES AND DUTIES:




  • Oversee and participate in routine inspections and minor repairs on building fixtures and systems, including basic plumbing (e.g., clearing drains, repairing leaky faucets, replacing toilet components), minor electrical tasks (e.g., replacing light bulbs/ballasts, switches, outlets), and general carpentry (e.g., repairing doors/hardware, assembling furniture, patching drywall).
  • Ensure the team effectively performs preventative maintenance tasks as assigned, such as inspecting and replacing air filters (for general ventilation, not specialized AHUs unless assisting), lubricating equipment, checking fluid levels, and cleaning mechanical spaces.
  • Coordinate and perform minor maintenance and cosmetic repairs on interior and exterior surfaces of buildings, including painting, patching walls, replacing ceiling tiles, and repairing flooring.
  • Respond to service calls and work orders for general maintenance issues within assigned timeframes, utilizing the Computerized Maintenance Management System (CMMS) to document work performed and track team assignments.
  • Assist skilled trades technicians (e.g., Electricians, HVAC Mechanics, Plumbers, DDC Technicians) with more complex repairs and projects as needed (e.g., moving equipment, running errands for parts, providing an extra set of hands), and coordinate Maintenance Mechanic team support for these efforts.
  • Ensure team members perform routine safety checks, such as inspecting fire extinguishers, emergency exit lights, and ensuring clear pathways.
  • Assemble, move, and set up furniture, equipment, and supplies.
  • Maintain the general cleanliness and appearance of assigned mechanical spaces, workshops, and work areas.


  • Adhere strictly to hospital Infection Control Risk Assessment (ICRA) protocols and safety procedures (LOTO, tool safety) during all maintenance and repair activities.


  • Coordinate work with clinical staff and other departments to minimize disruption to patient care and hospital operations.
  • Assist the maintenance team as required, and perform other related general maintenance duties as assigned.

Position Requirements

Knowledge of:



  • All appropriate safety practices for working with hand and power tools, and general workplace safety (OSHA)
  • Basic principles and repair techniques for general building maintenance including plumbing, electrical, carpentry, and painting.
  • Effective work assignment, team coordination, and basic leadership principles.



Ability to:



  • Safely perform tasks noted in the Responsibilities and Duties section.
  • Effectively lead, guide, and motivate a team of Maintenance Mechanics.
  • Inspect general maintenance work and provide constructive feedback.
  • Coordinate and work with other staff members and clinical personnel to achieve project deadlines and address service requests.
  • Read and comprehend basic instructions, safety data sheets (SDS), operations and maintenance manuals, and simple diagrams.
  • Clear verbal and written communication skills.
  • Troubleshoot and resolve basic maintenance problems effectively.
  • Use of computers for checking email, data entry on Computer Maintenance Management Software (CMMS), and required safety/compliance training.
  • Perform physical tasks including lifting, carrying, stooping, climbing, and working in various conditions.
  • Follow oral and written instructions accurately.
  • Work independently on routine tasks and collaboratively on larger projects.
  • Ability to pass background check and any health screenings required by the healthcare facility.



Education and Experience:




  • High school diploma/GED or higher education.
  • Minimum of 3 years of hands-on experience in general building maintenance, preferably in a healthcare, commercial, or institutional setting.
  • Any combination of vocational training and experience that provides the required knowledge and skills is qualifying.



Licenses and Certification:

Required:



  • Valid driver's license



Preferred:




  • Vocational training certificate in a maintenance trade (e.g., building maintenance, carpentry, plumbing).
  • Basic knowledge of building systems (HVAC, plumbing, electrical - from a user/minor repair perspective).
  • Experience working in a healthcare environment.
  • Knowledge of NFPA, NEC, TJC, OSHA, Local, State and Federal Codes at a level relevant to general maintenance safety and awareness.



Work Environment




  • Work is performed indoors and outdoors in extreme heat and a full range of climatic weather conditions.
  • Required to wear appropriate Personal Protective Equipment (PPE), including adherence to hospital dress codes and infection control attire (gowns, masks, gloves as needed). May wear uncomfortable protective clothing and devices when working with cleaning agents or performing certain tasks.
  • Subjected to dust, dirt, noise, and occasional exposure to unpleasant odors or substances commonly found in maintenance work. May encounter common cleaning chemicals.
  • Requires physical dexterity, standing, stooping, climbing, kneeling, crawling and lifting heavy objects to perform duties.
  • Must be physically able to work on ladders, scaffolds, platforms, roofs and in cramped equipment rooms and other confined spaces.


  • Excessive temperatures ranging from 10F to 120 F may be encountered in mechanical spaces or outdoors.


  • Possible exposure to hazardous materials, requiring use of respirators and personal protective safety attire and equipment.


  • May require entering confined spaces such as utility closets, crawl spaces, or above ceilings, following established safety procedures.
  • Lifting and carrying varies - dependent on location of equipment up to 30-40ft height.
  • Ability to push 50 pounds (maintenance equipment); ability to lift minimum of 50 pounds (supplies and equipment).
