The general salary range for this position is $89-$110K.

The Director, Facilities works with their leader, the Facilities leadership team, and staff to achieve operational objectives that support the annual operating plan/budget. This role leads and manages a portfolio of projects including new facilities, renovations, and site improvements across the Goodwill of Central and Southern Indiana (GCSI) organization. Additionally, the Director leads and manages all facility-related sustainability efforts for the organization. This role manages, coaches, and trains Facilities leadership teams in a principles-based environment.

Example Duties and Activities

Accountability and Improvement

  • Designs, develops, and implements long-term strategic plans for the organization's facilities aligning them with the company's goals and objectives. Creates and manages budgets for facility-related projects, ensuring cost-effectiveness and adherence to financial constraints.

  • Demonstrates a Lean Six Sigma approach to process improvement, integration, and post-analytics with ultimate accountability for standardized work for each project. Identifies and documents opportunities to improve systems efficiencies, reduce costs, or otherwise streamline existing programs and processes. Works with all stakeholders to implement and execute process changes.

  • Monitors projects and day-to-day operations to ensure internal and external work is being completed to scope and expectations.

  • Reviews work orders from the department's Computerized Maintenance Management System (CMMS) and communicates with staff and contractors on deadlines, reports/cost analysis. Monitors and communicates project schedules to ensure project deliverables are accomplished. Meets agreed-upon targets in terms of cost, schedule, functionality, and quality.

  • Performs as the project sponsor and supports the Facilities Project Manager. Participates in an effective and proactive flow of information by exchanging ideas and opinions with the project manager to arrive at decisions, conclusions, and solutions, or to resolve disputes. Stays well informed of risks, deviations, and potential corrective actions to assist in determining proper resource allocation, departmental budgeting, and developing needed corrective actions.

  • Ensures team members are properly informed throughout the project by providing constructive feedback and giving positive, fair, and appropriate recognition for performance.

  • Leads and manages all facility-related sustainability-related efforts and ROI on major projects (such as Energy Star and GII Energy Challenge).

  • Manages building maintenance inventory, ensures all site-specific supplies are on hand for daily business operations, and processes/systems are in place and being maintained.

  • Maintains a positive relationship and coordinates efforts with internal and external stakeholders to achieve customer service goals.

  • Oversees a strong safety program through hazard elimination, audits, enforcement of facility expectations, and effective safety training and awareness programs. Ensures compliance with OSHA expectations.

  • Manages relationships with external vendors and contractors, negotiating contracts and ensuring quality service.

  • Establishes department staffing levels required to achieve the facility's budget. Participates in the recruitment process including pre-screening and interviewing candidates, as needed.

  • Drives accountability inside the department by holding staff accountable to meet performance expectations.

  • Cross-trains and assists in other areas to build skill base and value within the department.

Staff Management and Development

  • Creates and maintains a positive culture of open professional communication, immediate resolution of issues, and healthy confrontation within the department.

  • Provides support, vision, direction, and management to the Facilities leadership team. Responsible for orientation, training, and retraining of all new leaders on required work, processes, procedures, and expected standards of work.

  • Evaluates the abilities of direct reports by establishing objectives and conducting regular performance reviews.

  • Assists leadership team in goal planning and implementation.

  • Utilizes the succession planning process to identify future talent in the organization.

  • Identifies and develops leadership potential in the team through performance feedback, coaching, and mentoring. Works with the leaders to create developmental plans for promotable team members.

  • Manages staff per GCSI company principles and federal, state, and local laws ensuring the workplace is free from discrimination and harassment.

Financial Management and Reporting

  • Proactively forecasts costs within the Facilities Department operational needs, monitors costs within budgets, and ensures operating expenses are met.

  • Creates metrics to measure the success of project activities. Utilizes reports to identify opportunities for improvement and implement solutions within the site. Tracks and reports on preliminary numbers. Advises leader on significant variances and action plans.

  • Validates and processes general contractor invoices for completed and approved work. Tracks cost against the approved project budget.

Required Competencies

  • Degree and Credential Requirements - High school diploma or GED.

  • Industry Expertise - Knowledgeable of facilities and building code regulations and requirements required, including IBC and ADA. Has the ability to read, analyze, and interpret general business periodicals, professional journals, or governmental regulations; reviews and interprets engineering and technical documents, including construction drawings.

  • Project and People Management (Construction/Facilities) - Plans, coordinates, budgets, and supervises construction/facilities projects from start to finish. Oversees multiple workstreams and delivers against scopes implementing strategies that outline time, resources, requirements, deadlines, and answers to unexpected events to streamline the process. Is adept at juggling conflicting priorities, is detail-oriented, and possesses solid time management skills. Financially evaluates cost/benefit options for various strategic solutions. Demonstrates leadership skills, especially around communication/innovative solutions to problems, concerns, issues, and roadblocks. Directs and trains supervisory and management staff to ensure the success of personnel and division objectives. Fosters a strong team atmosphere. Possesses effective budget accountability skills.

  • Communication Skills - Articulates thoughts and expresses ideas effectively using oral, written, visual and non-verbal communication skills, as well as listening skills to comprehend others' needs. Delivers information in person, in writing, and in a digital world. Has the ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

  • Building Collaborative Relationships - Develops, maintains, and strengthens partnerships at all levels with others inside or outside the organization who can provide information, assistance, and support. Is able to receive as well as provide feedback to improve performance or processes; builds and maintains customer satisfaction and is adept at vendor negotiation.

  • Technical Knowledge - Has working knowledge of G Suite, MS Office, and the Internet. Additionally, has experience operating a maintenance database system - MP2, Data Stream, Maximo, TMA Systems, or similar system.

  • Adaptability - Adjusts priorities quickly in response to frequently changing circumstances while maintaining a positive attitude. Continually assesses tasks and responds to those requiring extra attention. Foresees and seeks to avoid crisis management.

  • Business Acumen - Fosters a deep and applicable knowledge of the system of how the organization achieves its business goals.

  • Safety Awareness - Recognizes the risks in activities, applies the right measures to control and manage those risks, and ensures all safety protocols are followed.

  • Procurement and Negotiation - Uses a value-driven, quality-based purchasing and negotiation process to establish fair pricing and payment terms, delivery terms, quality standards, etc. Adept at identifying appropriate suppliers and establishing and maintaining effective relationships with vendor partners.

  • Critical Thinking - Uses both rationale and reasoning to examine data, processes, and strategies in identifying trends and inconsistencies to create alternative solutions, conclusions, or approaches to problems.

  • Background Screening - All candidates must pass a pre-employment background check. Must have a valid driver's license, a good driving record, and qualify under the district's insurance carrier when driving a district vehicle. Additionally, will submit to and pass a 10-point drug screen pre-hire, during promotions, and if accidents occur.

  • Hard to Very Hard Physical Work - Is able to spend time in excess of 8 hours standing, walking, stooping, kneeling, crawling, and crouching. Uses hands to finger, handle, or feel; reaches with hands and arms. Can climb, balance, talk, and hear. Has the ability to move and lift up to 50 pounds. Can manage exposure to loud noises, outside weather conditions, and moving mechanical parts. Will be occasionally exposed to fumes, airborne particles, and toxic or caustic chemicals.

  • Visual Acuity - Has close, distance, peripheral, color vision abilities, and is able to adjust focus.

  • Is available 24 x 7 on call for after-hours emergencies.
