Job Summary

The HVAC Building Technician II supports the maintenance, repair, and operation of heating, ventilation, air conditioning, and refrigeration (HVAC-R) systems across the Houston Community College (HCC) campus. This role performs intermediate-level troubleshooting, preventive maintenance, and repairs under limited supervision to ensure building comfort, efficiency, and compliance with safety and environmental standards.


Essential Duties

  • Perform scheduled preventive maintenance and service on HVAC and refrigeration equipment including air handlers, pumps, VAV systems, and building controls.

  • Diagnose and repair routine HVAC issues; escalate complex problems to senior technicians or supervisors.

  • Operate and monitor Building Automation Systems (BAS) for system performance and energy efficiency.

  • Assist with installation, testing, and calibration of HVAC equipment and controls.

  • Maintain detailed service logs and maintenance records in accordance with HCC procedures.

  • Respond to work orders and service calls in a timely and professional manner.

  • Ensure adherence to safety procedures, building codes, and environmental regulations.

  • Provide support during special campus events requiring HVAC system adjustments.

  • Participate in on-call rotation and respond to emergency requests outside normal business hours, as needed.


Minimum Requirements

Education & Experience

  • High school diploma or equivalent required; technical/vocational training in HVAC or related field preferred.

  • 2-4 years of experience in commercial or institutional HVAC maintenance and repair.

Certifications & Licenses

  • Valid Texas Driver's License.

  • EPA Universal Refrigerant Certification required.

  • HVAC apprentice or journeyman license preferred.

Knowledge, Skills & Abilities

  • Working knowledge of commercial HVAC systems, equipment, and controls.

  • Familiarity with Building Automation Systems (BAS) such as Siemens or Johnson Controls.

  • Ability to interpret blueprints, wiring diagrams, and equipment manuals.

  • Skilled in safe use of HVAC tools, diagnostic instruments, and refrigerant handling.

  • Strong attention to detail and ability to follow standard procedures.

  • Effective communication and teamwork skills.

Working Conditions
    • Work performed indoors and outdoors, including rooftops and mechanical spaces, with exposure to varying weather conditions.

    • Requires bending, lifting up to 50 lbs., climbing ladders, and working in confined spaces.

    • May involve evening, weekend, or overtime work to meet operational needs.
