  • Estimated annual base pay: $160,000.00 - $200,000.00 (Midpoint) - 240,000.00

Are you ready to make your mark? If you're a Director of Corporate Real Estate, we have an exciting opportunity for you. The Director, Corporate Real Estate is responsible for the management of corporate real estate including relationships with key external real estate service providers, planners, architects, engineers and facility managers. The director also develops robust Real Estate support models that leverage various professional external teams and is responsible for project-related government entitlements, approvals and incentives.

What You Will Be Doing

  • Manage real estate acquisitions, leasing, development, project budgeting/spending, excess properties, and site selection activities.

  • Develop and execute the company real estate portfolio strategy. This includes Legal interaction, Broker engagement, forecasting space needs, developing scenario analysis, facilitating lease contract negotiations and eventual buildout across the North American footprint.

  • Lead and manage procurement process related to the real estate service contracts.

  • Work cross-functionally and with internal and external resources (IT, Integration Team, Operations, Finance, Legal, HR, External real estate broker) to continuously improve the delivery of projects and proactively provide a workplace experience that reflects Risk Strategies culture and values as well as aligns with our Ways of Working policies

  • Work with internal and external partners to create and manage office policies and procedures, prioritizing and aligning culture, safety, security, sustainability, and wellness.

  • Lead negotiating business terms and issues on new real estate deals from Letter of Intent (LOI) through closing

  • Participate in presenting a project through the public process, as needed.

  • Develops a respectful relationship with City Officials to assist in moving projects through their processes.

  • Work with local officials on compliance with applicable ordinances, regulations, covenants, and property tax incentives

  • Develop relationships with local EDC Officials.

  • Have working knowledge of real estate market analysis, demographic interpretations, and general skills with commercial real estate transactions

  • Ability to negotiate and lead large dollar dispositions of Real Estate portfolio properties.

  • Ability to develop and organize complex contracts tied to multiple transactions that are part of a bundled transaction.

  • Implement the full evaluation of all leased facilities and identify lease rates that are above market. Negotiate all leases that are non-market to a base rate to contribute to our profit objectives.

  • Administer leases, track termination dates and renewals, work with business to optimize decisions on future lease strategies.

  • Formulate and execute strategic 5-10 year real estate growth plan and effectively integrate input from executive team members. The strategic plan should accommodate for any rapid growth requirements. Complete the frontier identification for WWD globally. Set a process in place that should growth require additional Real Estate, a plan that is constructed in advance that would support the growth.

  • Develop a Real Estate playbook for all key transactions. This playbook would have a model for all key activities (new lease, renew lease, new acquisition, etc.)

  • Participate in development and implementation of a Disaster Recovery/Business Continuity Plan in conjunction with the IT, Operations and Human Resources departments. Own and execute related parts of security aligned with real estate portfolio

  • Keep the Woodward Facility Design Standards updated and appropriate for the time.

  • All other duties as assigned.

What We Are Looking For

  • Bachelor's Degree in real estate, accounting, finance, business, or related major

  • Active participation in CoreNet and staying up-to-date with trends in the industry

  • Understanding DBIA contracting and other approaches to the construction of new sites.

  • Having served in an advisory capacity focused on multi-national corporate real estate management

  • A minimum of 10 years of dedicated corporate real estate experience with a combination of managing a fast-growing portfolio driven by acquisitions, setting an optimization strategy, and developing, executing plans as well as driving results in a fast-paced fluid environment

  • Experience managing teams and working in a collaborative, innovative, fast-paced environment

  • A highly motivated, analytical professional with a passion for serving partners and a focus on creative solutions

  • Ability to coordinate and manage projects, be proactive and deadline-focused

  • Ability to work autonomously and act in a consultative role

  • Outstanding verbal and written communication skills

  • Excellent computer skills (Word, Excel, etc)

  • Ability to work with all levels of management and teams within the organization

  • Travel will be required.
