Job Summary

The Building Technician II is responsible for performing intermediate-level maintenance, troubleshooting, and repairs on building systems, including HVAC, plumbing, electrical, and lighting. This role works with minimal supervision, provides technical guidance to Building Technician I staff, and ensures efficient, reliable facility operations while delivering excellent customer service.

Essential Duties

  • Performs preventive maintenance and corrective repairs on HVAC, plumbing, electrical, lighting, and general building systems.

  • Troubleshoots equipment malfunctions and completes repairs with minimal supervision.

  • Assists in the installation, replacement, and adjustment of building components and systems.

  • Responds to service requests, work orders, and emergency situations promptly.

  • Monitors building conditions and recommends solutions to improve efficiency, safety, and reliability.

  • Maintains accurate records of work performed in the computerized maintenance management system (CMMS).

  • Provides guidance and support to Building Technician I staff as needed.

  • Ensures compliance with all safety policies, OSHA standards, and company procedures.

  • Communicates with building occupants and clients, providing a high level of customer service.


Minimum Requirements

  • High School Diploma or GED required; technical or trade school certification preferred.

  • 2-4 years of experience in building maintenance, facilities services, or mechanical systems.

  • Working knowledge of HVAC, plumbing, electrical, and general building systems.

  • Ability to troubleshoot and repair equipment with moderate complexity.

  • Basic computer skills and experience with CMMS preferred.

  • Strong communication and problem-solving skills.

  • Ability to lift 50+ lbs. and perform physical maintenance tasks.

  • Valid driver's license required.
