Professional Summary The Customer Advocate, Exception Handling plays a critical role in the mortgage loan lifecycle by re-processing loans that have been rejected or returned due to defects or borrower objections. Unlike traditional loan processors, this role focuses exclusively on exception cases post-final approval. The Customer Advocate ensures compliance with FHA, VA, and conventional loan guidelines, maintains high-touch communication with borrowers, and collaborates with internal teams to resolve issues and move loans toward closing. This position requires strong analytical skills, attention to detail, and a customer-first mindset to deliver a seamless borrower experience.
Key Responsibilities * Serve as the primary point of contact for borrowers on exception loans, providing timely updates and managing expectations throughout the resolution process. * Review and validate loan applications (1003) for accuracy and completeness; ensure data integrity in the Loan Origination System. * Contact borrowers to collect outstanding documentation, including items listed on the Underwriting Terms and Conditions sheet. * Run AUS engines (DU/LP) and compliance checks to confirm loan eligibility and adherence to product guidelines. * Escalate loans through appropriate channels when restructuring is required or qualifications change. * Coordinate with third parties to obtain necessary documents such as hazard/flood insurance, payoffs, and employment verifications. * Complete processing checklists and prepare loans for re-submission to underwriting for final approval. * Monitor pipeline of 30-50 loans, ensuring service level agreements (SLAs) are met and funding goals are achieved. * Record and maintain detailed notes on loan status, borrower interactions, and processing milestones in the Loan Operating System. * Provide feedback to Loan Credit Advisors regarding loan quality and documentation issues. * Ensure compliance with company policies, procedures, and investor guidelines. * Maintain punctual attendance and contribute to a collaborative team environment. Qualifications * Experience: 3-5 years of mortgage loan processing experience, with a balanced mix of FHA, VA, and conventional loans (ideally 30%/30%/30%). * Loan Types: Must have experience in both refinance and full home purchase loans (ideally 50/50 split). * Volume: Comfortable managing a pipeline of 30-50 loans. * Communication: Strong verbal communication skills; must be comfortable speaking with borrowers primarily over the phone. * Customer Service: Proven ability to deliver exceptional customer service and manage borrower expectations. * Technical Skills: Proficient in running AUS engines (DU/LP), using Loan Origination Systems, and interpreting underwriting guidelines. * Detail-Oriented: High attention to detail and accuracy in documentation and data entry. * Education: High school diploma or GED required; Bachelor's degree preferred. Pay and Benefits The pay range for this position is $52000.00 - $52000.00/yr. Full health benefits and 401K Workplace Type This is a fully remote position.
