Facilities Manager - JLL

What this job involves - As a Facilities Manager at JLL, you'll serve as the strategic leader responsible for overseeing comprehensive facility operations that create exceptional environments where our clients and their teams can thrive. You'll manage all aspects of building maintenance, safety compliance, vendor relationships, and space optimization while ensuring seamless day-to-day operations across assigned properties. This role requires a proactive approach to facility management, balancing operational efficiency with employee experience and client satisfaction. You'll collaborate closely with cross-functional teams to implement innovative solutions that enhance workplace functionality and support business objectives. What your day-to-day will look like:

  • Oversee daily operations of ~150,000 square foot portfolio consisting of 8 facilities across TX, OK, and NE with focus on customer satisfaction and relationship building

  • Manage work orders and invoices daily through CMMS tool/Corrigo to meet response and completion targets while monitoring customer satisfaction metrics

  • Support Senior Facilities Manager and Project Management team in implementing and managing facilities projects with hands-on oversight

  • Ensure compliance with JLL audit standards, safety and environmental regulations, and all local, state, and federal laws pertaining to facility operations

  • Execute life cycle asset maintenance programs ensuring all critical equipment preventative maintenance is completed per schedule

  • Develop and oversee capital and expense budgets while implementing cost-reduction programs to increase operational efficiency and productivity

  • Maximize utilization of preferred vendors and contractors while meeting Minority/Women owned Business Enterprise (M/WBE) spending requirements

  • Coordinate vendor performance management including goal setting, performance criteria establishment, and regular performance reviews

  • Collaborate with sourcing teams on national and regional opportunities while managing supplier performance at property level

  • Conduct routine facility inspections, coordinate preventative maintenance activities, and manage building service requests with appropriate vendors

  • Manage office equipment, supply inventory levels, compliance documentation, and provide accounts payable approval within established thresholds

  • Support emergency preparedness plans and provide required data for monthly, quarterly, and annual client reporting requirements

Required Qualifications:

  • Bachelor's degree or equivalent combination of education and facilities management experience.

  • 5+ years of facilities management or operations experience. Knowledge of building systems, HVAC, electrical, mechanical and services, etc.

  • Proficient in MS Office, MS Share Point and Computerized Maintenance Management System (CMMS).

  • Ability to oversee multiple facilities of different functions

  • Supervise vendor performance during normal and off hours including weekends when necessary

  • Superior client relationship management skills.

  • Strong supervisory and people management skills.

  • Experience with planing and managing financials within budget and time constraints

Preferred Qualifications:

  • Knowledge of real estate, telecommunications, furniture, accounting and building systems helpful
  • Certified Facility Manager (CFM) or Facility Management Professional (FMP) and other professional licenses or certifications

Location: Webster, TX (Position is required to be onsite daily.)
