The Department of General Services, Bureau of Facilities Management is eager to welcome a Facility Services Manager 3 to lead the team where you will perform a variety of administrative and supervisory functions in managing, directing, and monitoring the in-house staff, vendors and contractors involved in the custodial services, renovations, repairs, maintenance, and day-to-day operations of the Main Capitol and surrounding buildings. DESCRIPTION OF WORK

The Facility Services Manager 3 plans, organizes, directs, and supervises in-house Maintenance Repairmen and Custodial Work Supervisor, repairs and replacement of parts, preventive maintenance, and complete custodial services throughout the various buildings that make up the 5 core buildings on the Capitol Complex to ensure a safe, efficient and economical operation. You will work with and monitor contractors, summarize and prioritize the work to be accomplished, and perform routine daily building inspections to ensure custodial, environmental control and maintenance standards are achieved and that all deficiencies are cited. You will be expected to respond to maintenance and repair requirements at any time on a 24-hour, 7-day week call. Additional duties include:
- Ordering supplies through usual channels
- Generating work orders in response to requests from building tenants, the custodial or maintenance repair staff, or through his/her own observation.
- Serving as Building Liaison for outside contracted work
- Coordinating emergencies for rescue squad, hospital services, fire department and Capitol police
- Developing and implementing policies, procedures, budgets and reports regarding custodial services, maintenance, and related building services
- Performing the full range of managerial duties and responsibilities

- Full-time employment
- Work hours are 7:30 AM to 4:00 PM, Monday - Friday, with 60-minute lunch.
- Essential Employee - required to work during emergencies and office closings.
- Telework: You will not have the option to telework in this position.

REQUIRED EXPERIENCE, TRAINING & ELIGIBILITY

QUALIFICATIONS Minimum Experience and Training Requirements:
- One year as a Facility Services Manager 2 (Commonwealth job title or equivalent Federal Government job title, as determined by the Office of Administration); or
- Six years of routine maintenance work experience which includes four years of supervisory experience overseeing trades or building maintenance employees in a commercial or industrial facility; or
- An associate's degree in commercial property management, commercial real estate, heating ventilation and air conditioning (HVAC), building automation, electrical engineering, mechanical engineering, electrical technology, electronics, construction, or related fields; and four years of supervisory experience overseeing trades or building maintenance employees in a commercial or industrial facility; or
- An equivalent combination of experience and training which includes four years of supervisory experience overseeing trades or building maintenance employees in a commercial or industrial facility.
Special Requirements:
- This position requires possession of a valid driver's license which is not under suspension.
Additional Requirements:
- You must have experience in coordinating or supervising maintenance repair staff, custodial teams, or outside contractors to ensure building operations, repairs, or custodial standards are consistently met.
- You must have experience in responding to building emergencies, conducting inspections, managing evacuations, preparing reports on incidents, safety hazards, or accidents.
- You must have experience in generating or prioritizing work orders, communicating project impacts to tenants, monitoring contracted services, or ensuring quality control for maintenance, environmental, or custodial standards.
- You must have three years of experience managing facilities or operations for high profile clients or environments involving sensitive or confidential matters.
- You must be able to perform essential job functions.
Preferred Qualifications (not required):
- Must be able keep calm and make sound decisions in a sometimes hectic and fast-paced environment
- Must be able to deal with demanding tenants in a professional manor
- Must be able to change direction in a moment's notice to be fully accommodating for the building tenants
- Must be able to multitask and prioritize issues and requests
