About the Role

The Manager, MPC Asset Management supports the strategic management and monetization of land assets across the Company's Texas Region master planned communities - The Woodlands, Bridgeland, and The Woodlands Hills (MPCs). This role combines commercial land transaction management with analytical support for residential land development strategy and oversight of select municipal utility district (MUD) financing activities.

The position plays a key role in maximizing the value of the Company's land holdings by coordinating commercial land sales, evaluating development timing and pricing strategies for residential land, and supporting capital recovery initiatives such as MUD receivable monetization.

The Manager, MPC Asset Management, works cross-functionally with land development, commercial development, marketing, finance, legal, and executive leadership and contributes to decision-making that directly impacts the financial performance and long-term planning of the Company's MPCs.

What You Will Do

Commercial Land Transaction Management

Lead the marketing, negotiation, and execution of commercial land transactions across the MPCs.

Responsibilities include:

  • Proactively market land opportunities to targeted users and brokerage community.

  • Manage and direct third-party brokerage teams responsible for marketing commercial land opportunities, including establishing marketing strategy, target users, pricing guidance, and broker engagement.

  • Respond to broker and buyer inquiries regarding available commercial land parcels, changes of use requests, and first purchase rights.

  • Conduct market analysis including comparable sales, demand trends, and development constraints.

  • Prepare financial analysis and summaries to support executive decision making.

  • Structure deal terms including pricing, earnest money, timelines, contingencies, and development obligations.

  • Maintain an active pipeline of prospects and track transaction activity.

  • Draft and negotiate Letters of Intent (LOIs) to establish key business terms prior to definitive agreements.

  • Lead negotiation of Purchase and Sale Agreements (PSAs) in coordination with legal counsel.

  • Manage buyer due diligence and critical contract deadlines.

  • Coordinate with development teams regarding infrastructure delivery, utilities, and site access.

  • Oversee closing process and ensure contractual obligations are met.

  • Monitor post-closing obligations and development agreements.

MPC Land Strategy & Development Analysis

Support strategic planning for the Company's residential land portfolio within its MPCs.

Responsibilities include:

  • Analyze existing land holdings to evaluate optimal timing, pricing, and phasing of residential land sales.

  • Support development strategy for future sections within MPCs including lot mix, product positioning, and market absorption assumptions.

  • Perform financial and market analysis to evaluate development scenarios and land monetization strategies.

  • Track and analyze land performance within each MPC, including benchmarking price per acre and price per lot against comparable projects as well as regional and national market trends.

  • Lead preparation of strategic planning materials and analysis for internal leadership review related to residential land strategy and development phasing.

  • Prepare investment summaries, land strategy presentations, and briefing materials for executive leadership and internal investment discussions.

  • Assist with preparation of annual budgets and forecasting related to residential land development, lot sales, and development phasing.

MUD Financing & Receivable Management Support

Provide analytical and coordination support to municipal utility district (MUD) receivable monetization and financing structures.

Responsibilities include:

  • Assist Capital Markets team in the execution and ongoing management of forward financing transactions for MUD receivables.

  • Support coordination with financial advisors, consultants, and legal teams on financing structures.

  • Facilitate preparation of quarterly disclosures and updates to investors.

  • Maintain internal reporting on future MUD reimbursement expectations and timing.

About You

  • Bachelor's degree in Real Estate, Finance, Accounting, Economics, Business or a related field.

  • 7+ years of progressive experience in real estate, land transactions, asset management, real estate finance, or related roles; exposure to master planned communities, land development, or largescale mixeduse assets is a plus.

  • Demonstrated experience leading budgeting and forecasting processes in a dynamic, multisegment environment, ideally with rolling forecasts and Boardlevel budget approvals.

  • Strong financial modeling skills, including cash flow modeling, scenario analysis, and valuation principles (NPV, IRR).

  • Advanced proficiency in Excel for financial modeling and analysis, and PowerPoint for preparation of executive presentations, investment summaries, and strategic planning materials. Experience with real estate financial tools such as Argus or similar platforms preferred.

  • Proven ability to partner effectively with crossfunctional stakeholders (operations, development, marketing, legal, HOA, accounting) and external advisors (brokers, consultants, lenders).

  • Excellent analytical, problemsolving, and criticalthinking skills, with the ability to synthesize complex data into clear insights and recommendations for senior leaders.

  • Strong written and verbal communication skills, including experience preparing and presenting materials for executivelevel meetings and business plan discussions.

  • High degree of integrity, sound judgment, and a "cando," proactive, and resourceful mindset in a fastpaced environment.

  • Strong communicator and collaborator.
