Job Description:

We're seeking a skilled and dependable Chief Engineer to help operate and maintain commercial environments in our portfolio. This role is responsible for the day-to-day operation, maintenance, and repair of all building systems within a commercial office property. This role ensures optimal performance of HVAC, electrical, plumbing, and structural systems while supporting tenant needs and capital improvement projects. The ideal candidate brings hands-on technical expertise along with experience managing construction and vendor relationships.

Some things you can expect to do:

Building Systems Operations & Maintenance

  • Operate, monitor, and maintain all base building systems including HVAC, electrical, plumbing, and life safety systems.
  • Perform preventative maintenance and routine inspections to ensure equipment reliability and efficiency.
  • Troubleshoot and repair mechanical and electrical issues in a timely manner.
  • Maintain building automation systems (BAS) and adjust settings for optimal performance.
  • Conduct regular property inspections with property manager.

HVAC & Electrical Systems

  • Oversee operation and maintenance of chillers, boilers, air handling units, VAV systems, and related HVAC equipment.
  • Diagnose and repair electrical systems including panels, breakers, lighting, and emergency power systems.
  • Ensure compliance with all applicable codes, safety standards, and regulations.

Construction & Project Management

  • Assist with planning, coordination, and execution of tenant improvements and capital projects.
  • Review construction drawings, specifications, and scopes of work.
  • Coordinate contractors, vendors, and internal stakeholders to ensure projects are completed on time and within budget.
  • Monitor quality control and ensure adherence to building standards.

Vendor & Tenant Coordination

  • Manage third-party service providers and contractors, including scheduling and performance oversight.
  • Respond to tenant service requests and provide excellent customer service.
  • Communicate effectively with property management regarding building conditions and project updates.

Safety & Compliance

  • Maintain compliance with OSHA standards and local building codes.
  • Conduct routine safety inspections and participate in emergency response procedures.
  • Maintain accurate records of maintenance, repairs, and inspections.

Physical Requirements:

  • Ability to lift up to 50 lbs.
  • Ability to climb ladders, access rooftops, and work in mechanical rooms.
  • Availability for on-call or after-hours emergencies as needed.

Work Environment:

  • Commercial office building setting
  • Combination of indoor mechanical spaces and occasional outdoor work
  • May require occasional evening or weekend work for projects or emergencies.

To be successful in this role you must have:

  • 7+ years of experience in commercial building engineering or facilities management
  • Strong knowledge of HVAC systems, electrical systems, and general building operations
  • Experience with construction management, tenant improvements, or capital projects
  • Familiarity with building automation systems (BAS)
  • Ability to read and interpret blueprints and technical documents.
  • Relevant certifications preferred (e.g., HVAC certification, electrical license, SMA/SMT, or equivalent)
  • Strong problem-solving skills and attention to detail
  • Excellent communication and customer service skills

Compensation:

Position may be eligible for additional compensation that may include overtime, commission and/or an incentive program. The base salary may vary within the anticipated range based on factors such as the ultimate location of the position and the selected candidate's knowledge, skills and abilities.
