Position Summary & Nature of Work The Maintenance Technician - Mechanical Department performs skilled work related to the installation, maintenance, repair, and operation of heating, ventilation, air conditioning, refrigeration, and plumbing systems. This role requires advanced mechanical aptitude, technical knowledge of HVAC and plumbing systems, and the ability to complete work safely, efficiently, and in accordance with applicable codes and regulations. The incumbent must demonstrate broad technical competency, sound judgment, and the ability to work independently in a fast-paced environment. The Mechanical Technician establishes and maintains effective working relationships with the Lead Mechanical Technician, supervisor's, clinical staff, and other Facilities Management personnel to ensure high-quality service delivery, accurate communication, and minimal disruption to patient care and building operations. Provides hands-on troubleshooting, preventive maintenance, and corrective repairs while maintaining accurate documentation in the designated CMMS system. This role supports smooth facility operations across all mechanical systems-including HVAC equipment, domestic water systems, sewer and storm systems, pumps, valves, and related components. Essential Job Functions HVAC & Mechanical Systems
- Perform routine and advanced maintenance on heating, ventilation, air conditioning, and refrigeration systems.
- Troubleshoot and repair mechanical and electrical issues in HVAC equipment such as air handlers, VAVs, pumps, motors, fans, boilers, chillers, and exhaust systems.
- Execute preventive maintenance tasks and document findings and completed work.
- Assist with system start-up, shut-down, seasonal transitions, and baseline operational checks.
- Utilize Applicable BAS Systems (e.g. Automated Logic and Metasys) to troubleshoot, adjust, and monitor for regulatory and facility requirements.
- Follow established procedures for equipment servicing, safety protocols, and code compliance.
Plumbing Systems
- Perform repair and preventive maintenance on domestic cold/hot water, chilled water, sewer, storm water, steam, medical air, medical gas, and vacuum systems.
- Install, repair, and replace piping, valves, fixtures, pumps, and water system components.
- Size basic water supply piping based on fixture demand and code requirements.
- Size and calculate system requirements, pressure drops, developed lengths, and system efficiencies.
- Install, service, and troubleshoot backflow prevention devices.
- Assemble and maintain booster pump systems, recirculation systems, tanks, and controls.
- Maintain private waste disposal or private water systems where applicable.
TAB (Test & Balance)
- Assist with system performance testing, including airflows, water flows, pressures, and equipment settings.
- Collect mechanical system data such as temperature, flow, and pressure readings.
- Support balancing activities by adjusting dampers, valves, or equipment under supervision of mechanical manager.
- Verify operation of fans, pumps, coils, VAV boxes, terminal units, and related components during balancing tasks.
- Document TAB results, conditions, or deficiencies in coordination
- Partner with P1 Service Leadership to coordinate approve vendors on NEBB Standards and documentation
- TAB Technician is not authorized to use NEBB standard forms or anything similar for documentation. Technician is to get prior approval through P1 Service leadership on task requiring NEBB Certification
- Ensure mechanical systems operate within design parameters for occupant comfort and efficiency.
General Technician Responsibilities
- Reviews all work and assures performance in accordance with established customer expectations as well as health system standards.??
- Ensure compliance with safety regulations and company policies
- Coordinate with other departments and external contractors
- Resolve technical issues and provide accurate solution of task in CMMS database
- Establishes and maintains collaborative working relationships with the leadership to include providing timely, accurate and complete information.
Required Education and Experience
- Must have a High School Diploma or a GED equivalent.
- 1-5 years minimum work knowledge of building maintenance; of plumbing and heating systems; of sanitation; of electric systems; of fire and safety regulations.
- Ability to identify and distinguish colors and codes in wiring systems.
- Working knowledge of BMS (Building Management Systems).
- Skilled in the use of tools and equipment.
- Willing and able to get NEBB TAB CP Certification if required by designated duties.
- Candidate must be detailed orientated, documenting processes and procedures as they relate to the position as well as any incidents that may occur.
- Able to satisfactorily pass a criminal background check and drug screen.
Preferred Skills and Experience
- Valid trade license in a relevant discipline (e.g., HVAC, electrical, plumbing, or mechanical systems)
- Trade-specific certifications relevant to area of expertise
- Proficiency in CMMS (Computerized Maintenance Management Systems) for managing maintenance operations and reporting
- Familiarity with The Joint Commission (JC) Base Camp standards, particularly in the Environment of Care domain
- Experience with PLCs (Programmable Logic Controllers)
- Excellent verbal & written communication skills

- Ability to obtain and maintain required safety certifications
- Background check clearance for secure facility access
- Physical ability to safely perform job functions in various work environments
- English language fluency required to effectively perform essential job functions including customer consultations, team collaboration, and documentation
