Job Description:

Ryan Companies US, Inc. has an immediate career opportunity for a Construction Project Manager II to join our National Mission Critical team!

We are seeking a results-driven Project Manager II to join our Mission Critical team. In this role, you will manage the execution of Core, Shell, and Tenant Improvement (TI) scopes of work on large-scale data center projects. Working within a larger, multi-disciplinary project team, you will collaborate closely with field superintendents, MEP managers, design engineers, and trade partners to deliver building enclosures, structural elements, and white-space fit-outs on schedule and within budget.

Some things you can expect to do:

Core, Shell & TI Scope Execution

  • Lead the day-to-day management of civil, structural steel, precast concrete, roofing, building envelope, and interior fit-out/TI packages.
  • Coordinate handoffs between core/shell structural delivery and tenant improvement/MEP fit-out teams to ensure seamless sequencing.
  • Review drawings, specifications, and constructability details to identify and resolve field clashes or constructability issues early.

Trade Partner & Procurement Management

  • Develop detailed, comprehensive Scopes of Work (SOW) and bid packages for core/shell and architectural trade partners.
  • Manage trade contractor performance, contracts, submittals, requests for information (RFIs), and change order requests.
  • Track long-lead material deliveries for envelope, structural, and interior finishes to prevent schedule bottlenecks.

Project Administration & Cost Controls

  • Maintain accurate cost tracking, budget updates, and monthly forecasting for assigned scopes of work.
  • Prepare owner billings, review subcontractor pay applications, and track potential change items (PCIs).
  • Lead weekly subcontractor coordination meetings and publish detailed action item logs and minutes.

Safety, Quality & Field Collaboration

  • Partner with the site Superintendent team to enforce safety policies and maintain a culture of jobsite safety.
  • Support the project Quality Assurance/Quality Control (QA/QC) plan, conducting inspections to ensure architectural and structural work meets mission critical standards prior to MEP integration.
  • Coordinate closely with MEP coordinators and commissioning agents during white-space buildouts and transition to commissioning.
Qualifications & Requirements
  • Experience: 5 to 8 years of commercial construction management experience, with at least 2 years focused on mission critical, advanced tech, industrial, or large-scale core/shell projects.
  • Scope Expertise: Demonstrated experience managing building envelope, structural systems, architectural scopes, and tenant interior fit-outs.
  • Technical Skills: Proficiency in project management software (Procore, Bluebeam, BIM 360/Autodesk Build, Microsoft Project or Primavera P6).
  • Collaboration: Strong ability to thrive in a large, integrated team environment and manage high-volume daily communication across multiple trades and internal peers.
  • Education: Bachelor's degree in Construction Management, Civil Engineering, Architectural Engineering, or a related field (or equivalent practical field experience).
