Overview

A Commercial Real Estate (CRE) Draw Specialist II is responsible for reviewing draws for complex CRE construction loans which would include participations, syndications, equity draws and renovation loans. The position would manage the full disbursement process, ensure the requested funds are released accurately, timely, in accordance with project milestones, loan documents, and bank policy. This position serves as primary contact between lenders, borrowers, contractors, inspectors, and title companies to maintain project progress, budget integrity, and risk control.



Responsibilities

    Review complex CRE draw submissions including participations/syndications sold for accuracy, completeness, and alignment with approved construction budgets, including sources and uses and equity contributions.
  • Collect, review, and organize required documentation, including inspection reports, contractor's AIA forms, invoices, lien waivers, change orders, title endorsements, permits, insurance certificates, and offsite stored documentation.
  • Validate draw requests against completed work, including review of inspection results to confirm accuracy and prevent over-funding.
  • Identify, track, and resolve post-closing items and ensure timely completion in accordance with loan requirements.
  • Monitor construction budgets, milestones, contingency usage, interest reserve, retainage, remaining availability, and post-closing requirements to identify variances, exceptions, and funding risks.
  • Identify, track, and resolve deficiencies or exceptions, including missing documentation, outdated insurance, title issues, or other funding conditions before disbursement.
  • Coordinate with title companies, inspectors, attorneys, Relationship Managers, Portfolio Managers, borrowers, contractors, and internal teams to support timely draw processing and funding.
  • Recommend whether draw requests should be processed, revised, delayed, or held based on documentation, compliance, and funding readiness.
  • Coordinate disbursements, including advances, wires, and interest-only payments, after required approvals are received from the Relationship Manager or Portfolio Manager.
  • Prepare project status updates and portfolio-level reporting to support visibility into draw activity, budget status, and outstanding requirements.
  • Serve as a primary liaison for clients and stakeholders and partner banks by communicating requirements, providing status updates, resolving issues, and supporting loan operations procedures.
  • Maintain and monitor construction budgets, including milestones, contingency usage, retainage, and remaining availability to identify variances, cost overruns, and funding risks.
  • Associates are expected to perform all additional duties as assigned.


Qualifications

  • Bachelor's degree in Finance, Accounting, Real Estate, Construction Management or related field or equivalent experience
  • 3 years experience in reviewing CRE construction draws within a banking or commercial lending environment.
  • Ability to manage a high-volume, deadline-driven workload with high attention to detail
  • Knowledge of commercial lending procedures and practices
  • Knowledge of and basic use of accounting and mathematical skills
  • Ability to quickly develop strong working relationships with internal and external partners
  • Strong written and verbal communication skills
  • Proficient knowledge of Microsoft applications including Excel, Word, Teams, Outlook and PowerPoint
  • Good time management skills
  • Must be able to exercise confidentiality with sensitive information
  • Experience with FIS/IBS Insight and ALS preferred

Physical Requirements & Working Conditions: Must be able to sit for long periods of time and use computer keyboard and/or mouse requiring hand and wrist manipulation, while viewing computer screens.
