The Spirit of the Position:

The Regional Industrial Property Manager is responsible for the day-to-day management and operational performance of a portfolio of Industrial Outdoor Storage (IOS), truck parking, trailer parking, and commercial storage properties. This role ensures each property remains safe, secure, clean, compliant, and operating efficiently.

You will work closely with Operations, Sales, tenants, vendors, and contractors to maintain property standards, resolve operational issues, oversee maintenance and capital improvement projects, and deliver an exceptional customer experience. This is a hands-on role for a proactive leader who takes ownership of their portfolio and drives operational excellence across multiple locations.

Success in this role requires a strong balance of property management expertise, operational leadership, vendor management, and customer service to ensure Freight Ninja's growing portfolio delivers a best-in-class experience for tenants and customers.

What You'll Do:

• Manage the day-to-day operations of a portfolio of industrial outdoor storage, truck parking, and commercial storage properties.

• Conduct regular property inspections to ensure locations meet company standards for cleanliness, safety, security, and overall appearance.

• Coordinate repairs, maintenance activities, and vendor services to ensure properties remain operational and well-maintained.

• Oversee landscaping, snow removal, site cleaning, waste removal, and other contracted property services.

• Manage and monitor gate systems, access controls, security cameras, and other site infrastructure.

• Resolve tenant concerns, site access issues, parking violations, unauthorized vehicle concerns, and other operational challenges.

• Coordinate and oversee capital improvement projects from planning through completion.

• Ensure compliance with company policies, safety standards, and applicable federal, state, and local regulations.

• Review rent rolls, property performance metrics, and occupancy information to identify opportunities for improvement.

• Partner with Sales and Operations teams to support tenant retention, customer satisfaction, and property performance goals.

• Maintain accurate records of inspections, maintenance activities, vendor services, and property-related documentation.

• Respond to property emergencies and urgent operational issues as needed.

What You Bring:

Required:

• 5+ years of commercial property management, industrial property management, facilities management, or related experience.

• Experience managing multiple properties, vendors, and competing priorities simultaneously.

• Experience coordinating maintenance programs, repairs, and capital improvement projects.

• Knowledge of property operations, vendor management, and facility maintenance best practices.

• Strong problem-solving skills with the ability to make decisions independently.

• Excellent communication, customer service, and relationship management skills.

• Ability to travel regularly between assigned properties.

• Proficiency with Microsoft Office and property management technology platforms.

Preferred:

• Experience managing Industrial Outdoor Storage (IOS), truck parking, trailer storage, logistics, transportation, or commercial real estate assets.

• Experience with gate access systems, security cameras, and remote property monitoring.

• Knowledge of rent roll management, occupancy reporting, and commercial property operations.

• Experience managing geographically dispersed property portfolios.

• Experience working with contractors, vendors, and third-party service providers.

Physical Demands:

• Ability to lift, push, and pull at least 10 pounds.

• Ability to stand and walk for a duration of 1-2 hours at a time.

• Ability to sit for extended periods of time.
