About the Job.

JPI has an exciting opportunity for a Project Owner Accountant to join our Financial Services team located in Dallas, TX. The Project Owner Accountant is responsible for all aspects of financial management and support related to ongoing development activities for JPI projects. The position works closely with the Development team, including senior management, to ensure that all project soft costs are appropriately accounted for and controlled. The position also works closely with the Project GC Accounting Team to ensure seamless handover of financial data and processes related to project hard costs. This position will also work closely with the Real Estate Accounting team and the corporate accounting team to ensure all financial entries are properly posted and reconciled.

The Project Owner Accountant position has direct career progression to Senior and Lead positions, each representing higher levels of experience, responsibility, and oversight. Wider career opportunities and progression within the JPI Financial Services Organization is also possible.

Essential Functions & Responsibilities

Soft Cost Draw and Reporting Process:

  • Create Soft Cost Closing Draw

  • Create and Submit Draw Reports

  • Maintain and process Funding Sources

Project Set Up:

  • Create the Project Plan

  • Create the Resource Plan for Project

  • Create Soft Cost Project Budget (EIB)

  • Create Pre-Development Budgets (EIB)

  • Create and Maintain TA Schedule

  • Create Supplier (as needed)

Project Transactions:

  • Post and Process Draw Fundings including wire creation

  • Create Budget Transfer entries

  • Create Change Order Entries

  • Create Draw Related Journal Entries

  • Create Draw Related Adjustments

  • Review Billable Project Transactions

  • Invoice Compilation

  • AP and AR Accruals

  • Complete Credit Application as needed

  • Monitor and Maintain Budgets for Soft Cost and Pre-Development

  • AP and AR Aging Review

  • Settlement Runs for Expenses and Suppliers

Miscellaneous:

  • Ad hoc Reporting

Other Duties:

  • Help to document, enforce and continuously improve JPI financial procedures and policies.

  • Act as a liaison with the Business Systems team to resolve systems issues.

  • Act as a representative and advocate of JPI's Culture and Guiding Principles.

  • Assist Development Managers and team in monitoring project costs, and creating, reviewing and revising budgets.

  • Assist Regional Development team with special projects.

Education, Work Experience, & Physical Requirements

  • Bachelor's Degree in Accounting or Finance.

  • Relevant accounting experience in Construction and Real Estate/Property Management.

  • Job Cost Accounting experience required.

  • Proficient in Microsoft Office applications (Excel, Word, etc.).
